For Loan Officers Who Are Tired Of Asking

Stop Asking Agents for Referrals. Start Running Their Listing Ads.

Every loan officer in your market is buying the same coffee and making the same ask. You are competing on being likable. That is a terrible position.

Think about what an agent's phone looks like. Six loan officers, all texting. All offering lunch. All asking the same question in slightly different words.

"Anyone you can send my way?"

You are good at your job. That is not the issue. The issue is that being good at your job is invisible from the outside, and everyone competing with you says the same thing about themselves.

So the agent picks based on whoever they like most, or whoever they saw most recently, or whoever their broker told them to use. You are competing on charm and timing.

The loan officers pulling ahead in this market flipped it. They stopped arriving with an ask and started arriving with an offer.

I'd like to run the Facebook ads for your next listing. Want me to?

What if you walked in and said this instead?

"I'd like to run the Facebook ads for your next listing. Want me to?"

Twelve words. Read them again and notice what is not in there. There is no ask. No favor. No "if you ever have anyone." You are handing them something.

Here is why it lands. Your agent knows they should be advertising their listings. They also know they are not going to learn Facebook Ads Manager, and they are not going to spend $1,500 a month on an agency. So that listing goes on the MLS, gets posted to their story, and waits.

You are offering to solve it. For free, from their perspective, because they only ever pay for the ads themselves.

And the buyer leads those ads generate come back to you.

Three steps. About sixty seconds each.

1Step 1

Your agent partner saves their card

You send them a link. They land on your branded page, enter their own card, and they are set up. You never handle a credit card number, never front a dollar of ad spend, and never chase anyone for payment.

  • Card is stored securely by the payment processor, not by you
Every dollar of ad spend bills to the agent, not to your budget
Add as many agent partners as you can sign, with no seat fee

Agent onboarded. You never touched a card number.
2Step 2

You paste a listing URL

Zillow, Realtor.com, their IDX link, whatever they have. The platform pulls the photos, the price, the beds and baths, then generates four complete ad designs and writes the copy. Pick your favorite and set the budget.

  • Photos, price, beds and baths pulled straight from the listing page
Four finished ad designs with written copy, ready to review
Starting budgets run $10 to $20 per day, set by you

The ads run. The leads come to you.

Facebook and Instagram, across feed, stories, and reels. Buyers fill out a form with name, email, and phone. Those leads route wherever you tell them, including straight into your CRM.

Cards on file

Each partner's card sits securely on your platform and covers their own ad spend. You are never the middleman on payment.

Reports you can send

No per-agent fees. No seat limits. No ad spend out of your pocket.

What a campaign actually produces

8-14 leads
per $100 / 10-day campaign
~7,000 people reached
typical local campaign
3-7 days
to first leads

Those are real people who filled out a form with their name, email, and phone number, asking about a specific property. The algorithm keeps optimizing over the following 7 to 14 days, so judge a campaign at two weeks, not two days. If you would rather have fewer, better leads, you can point the campaign at booked appointments instead of form fills using conversion tracking and calendar integration. Fewer leads, higher intent, higher cost per lead. Your call.

Results vary by market, price point, and how fast you follow up. Nothing here is a guarantee, and anyone promising you one is selling something.

Real story · Michigan

One ad. Two wins.

Sean, a loan officer in Michigan, launched a Facebook & Instagram listing ad on Walled Garden for his agent partner Jerry's new listing.

Jerry got a buyer from the ad. Jerry sent the buyer to Sean for the loan. The text message on the right is exactly how it played out.

Let's deal with what you are actually thinking

It is, if you are buying software for yourself. You are not. Look at the math the way your accountant would. Two agent partners running one listing campaign a month each is roughly $200 to $260 of ad spend, and none of it is yours. What you are buying is the machine that makes you the person those agents cannot replace. One extra closed loan covers the platform for months. If this brings you one additional agent relationship that produces two deals a year, it has paid for itself several times over. And if you genuinely cannot see yourself signing two agent partners in the next 90 days, this is not the right tool for you yet. That is an honest answer.

Fair. Most of them deserve the skepticism. Here is the structural difference: with most tools, you spend and then hope. Here, your agent funds the advertising. You are not carrying the ad budget while you wait to find out whether it works. Start with one agent and one listing. You will know inside two weeks whether the leads are real, and you will have risked almost nothing to find out.

They do not have to. That is the entire point. You run the campaigns. Your agent's only job is to save a card once and send you their listings. Some clients never have a single agent log in.

You will not learn. You will never see Ads Manager. Building a compliant real estate ad manually in Meta takes about 40 minutes and frequently gets rejected for reasons nobody explains. We are a certified Facebook Marketing Partner with direct Marketing API access, which is why the platform can do in 60 seconds what takes most people the better part of an hour.

This is the question we get most, and it is the right one. The structure is deliberate. The ads are the agent's ads, funded by the agent's own card, carrying the agent's own branding. Your name and logo do not go on them. That separation is not a limitation we work around, it is the foundation the whole thing is built on. Every campaign also runs inside Meta's Special Ad Category for housing, so fair housing targeting restrictions are enforced automatically instead of depending on you remembering them. If your compliance department has specific questions, send them our way. We have this conversation with national lenders and title companies regularly.

No. Month to month. No annual commitment, no minimum term, cancel whenever you want.

You do not. You send them a link. They open your branded page, enter their own card themselves, and they are onboarded. This matters more than it sounds. Asking someone to read you a card number over the phone is awkward, does not scale past a handful of people, and puts you in the position of asking again. A link removes all of it.

Reasonable. Two options. Sign up, build your platform, and run one campaign for one agent this week. You will have real data in under two weeks and you can cancel any time. Or if you would rather see it move before you spend anything, book 20 minutes and I will build a campaign live on screen using one of your agents' actual listings.

You should. But notice you are about to ask them a hypothetical question, and hypothetical questions get hypothetical answers. Better version: pick one agent, build the ad designs for a listing they have live right now, and text them the designs. "Made these for your listing on Maple. Want me to run them?" That is a real question with a real answer, and it takes about ten minutes.

Speed is everything and the platform is built for it. Leads route by text and email the second they arrive, and they push directly into your CRM. Embedded inside GoHighLevel, you can trigger an automated text within seconds of the form submission. If you would rather have appointments than raw leads, you can point campaigns at your calendar instead.

You decide the routing. Leads can go to you, to the agent, or to both. That is a configuration setting, and it is a conversation to have with each partner up front. The deeper answer is that this is not really about capturing leads out from under someone. It is that you become the reason that agent's listings are getting marketed. Agents do not leave the person doing that for them.

One price. No per-agent fees. Campaigns carry a fee of $14 + 15% of ad spend; media spend is paid to Meta directly.

Branded Platform

$497 per month

Plus a one-time $497 setup fee to build and configure your platform

  • Your own branded advertising platform on your own subdomain
  • Unlimited agent partners with cards on file
  • Unlimited agent sub-accounts, with the $97 solo fee waived for each
  • Unlimited campaigns and ad designs
  • The 60-second campaign builder and video ads
  • Custom audiences, pixel retargeting, and geographic targeting
  • Lead routing to 22 CRMs, Zapier, text, and email
  • Branded performance reports for your partners
  • Onboarding and training
  • Month to month, cancel anytime

What this replaces: a designer, a copywriter, a media buyer, and the agency retainer your agents are not paying anyway because they never hired one.

Or book 20 minutes and I will show you first

This is for you if:

  • You already have realtor relationships and want to deepen them
  • You want to add agent partners without adding overhead
  • You would rather give agents something than ask them for something
  • You want purchase business, not just refinance volume

This is not for you if:

  • You are not willing to have a conversation with at least two agents in the next month
  • You want leads handed to you with no relationship building
  • You need someone else to make the follow-up calls

We would rather you not sign up than sign up and be disappointed.

Built by people who ran the agency

Walled Garden came out of a real estate advertising agency. Fifteen years running Facebook and Instagram campaigns exclusively for real estate, more than $100 million in ad spend managed, and over a million buyer and seller leads generated. The platform exists because the agency model does not scale down. A loan officer with six agent partners cannot pay agency retainers, and the agents will not either. So we built the engine and handed you the keys. More than 2,500 agents and loan officers use it across the United States, Canada, Mexico, and Australia.

Questions

How long until my platform is live?

Typically about a week from signup to your first campaign, including onboarding and training.

Do my agents pay anything to Walled Garden?

No. They pay for their own ad spend, and that is the only cost they carry. The $97 solo account fee is waived for any agent who is a sub-account under your platform.

Can I edit an ad after it launches?

No, and neither can anyone else. Facebook does not permit edits after publishing. You cancel and relaunch, which takes about a minute.

What if I need help?

Chat support Monday through Friday, plus onboarding and training when your platform goes live.

Does it work in my market?

The platform runs in the US, Canada, Mexico, and Australia. Targeting works down to the zip code and address level.

Can I cancel?

Any time. Month to month.

Paid Traffic Questions

The most common questions loan officers ask before they start running ads for their agent partners.

Most loan officers are live within a week of signup. Once your branded platform is configured, building a campaign takes about 60 seconds. You paste a listing URL, pick a design, set a daily budget (starting budgets typically run $10 to $20 per day), and launch. Leads usually start coming in within 3 to 7 days.

Leads are buyers and sellers who saw a listing ad and filled out a form with name, email, and phone. Quality depends on follow-up speed more than anything else. The platform routes leads by text and email the moment they come in, and pushes to most major CRMs. Campaigns typically generate 8 to 14 leads per $100 in ad spend over a 10-day window, though cost per lead varies by metro.

Yes. The platform subscription is month to month with no annual contract. You can cancel anytime. Each agent's ad spend bills to their own card, so you can pause or stop an individual campaign without affecting your own billing.

You target by geography down to the zip code, city, or address level. You can also upload a CSV of your database to build a custom audience, or install the pixel to retarget visitors to your site. Meta's Special Ad Category for housing is applied automatically, so fair housing compliance is built into the targeting.

Chat support Monday through Friday, plus onboarding and training when your platform goes live. You also get access to the campaign builder, pre-written ad copy, and branded performance reports you can share with your agents.

The next agent you talk to is going to hear the same pitch from someone else this week.

You can be the sixth loan officer asking for referrals. Or you can be the one who offers to run their listing ads, on their card, starting Monday.
