Title Company Agent Loyalty: A 90-Day Ad Plan

Gifts and lunches do not keep agents. A listing ad with your name on it does. Here is a 90-day plan for title reps who have never opened Ads Manager.

The Closing Gift Problem

Every title rep knows the routine. You drop off cookies, sponsor the broker open, buy the logo pens. Then an agent you have worked with for two years sends a file to the title company down the street because their new lender told them to. No warning. No call. No hard feelings, just a different order form.

Gifts and lunches are easy to forget. A listing that gets 40 extra leads because of an ad with your name on it is not. That is the gap a co-branded ad system fills, and most title companies are not using it yet.

This guide is a 90-day plan for using Facebook and Instagram ads to build agent loyalty, written for title reps who have never touched Ads Manager and do not want to start now.

Why Ads Beat Another Lunch

An agent has two jobs that never stop: find listings and find buyers. Everything else you do for them is a favor. Ads that help with those two jobs are different. They are a business result.

Here is what changes when you put your brand next to an agent's listing:

  • The agent sees you working for their pipeline. Not their closing, their pipeline.
  • Sellers see your name. Homeowners who watch the listing ad also see "In partnership with" and your company. That is free name recognition in front of people who will need title in 30 to 60 days.
  • You stay in the conversation. Every lead report, every ad refresh, every "your listing got 1,200 views this week" text is a reason to talk to the agent that is not about a delayed wire.

Typical lead costs for real estate ads run $8-25 per lead, depending on market and price point. A $300 monthly ad budget on a good listing can put real names in front of the agent. Compare that with a $300 sponsorship banner nobody reads.

The Compliance Question First

If you work in title, you already have RESPA on your mind. Good. The rules around things of value between settlement service providers and referral sources are real, and this post is not legal advice. Talk to your compliance officer or counsel before you launch anything.

The short version of how title companies think about it: co-marketing is generally treated as legitimate when each party pays its fair share for what it receives and the arrangement is not tied to referrals. Our deeper breakdown is in RESPA-Conscious Facebook Ads for Title Reps. Read it before you pitch your first agent.

The 90-Day Plan

Days 1-14: Set up the system, not the campaign

Do not start with an ad. Start with the setup that makes every ad faster later.

  1. Decide who pays for what, in writing. Your compliance contact signs off on the split.
  2. Set up a branded platform so your reps can launch ads under your company name. No Ads Manager logins. No agency invoices. No spreadsheet of who owes what.
  3. Pick 5 agents. Not 50. Choose the agents who send you the most files or who you most want to send you more.

The title company platform is built for exactly this: your brand on the dashboard, your reps launching ads, each agent's results in one place.

Days 15-30: Launch one listing ad per agent

Ask each of the 5 agents for one active listing. Paste the listing URL, pick a design, set the budget, launch. With the right system this takes about 5 minutes per listing, not an afternoon.

If you need creative fast, Creative Studio generates 4 designs in about 60 seconds from the listing itself, and can turn a static design into a video. Your reps do not need a designer on call.

Days 31-60: Send the weekly results text

This is where loyalty gets built. Every Monday, each agent gets a short message:

"Your listing on Maple got 3,400 views and 11 leads this week. Want me to run a second ad aimed at buyers in the next zip code over?"

That message takes 2 minutes to write. It is also the first time in months that an agent heard from their title rep about something other than a closing date.

Days 61-90: Expand to open houses and just-sold ads

Once the agents trust the process, add two more ad types:

  • Open house promotion. A 3-day ad pushing a Saturday open house.
  • Just sold. A post-closing ad that makes the agent look good and puts your brand next to a win.

Now you are in the agent's marketing calendar, not just their closing checklist.

A Real Week Looks Like This

Monday, 10 minutes: you send the results text to your 5 agents. Tuesday, 5 minutes: one agent asks for a second listing ad, you paste the URL and launch it. Wednesday, nothing. Thursday, 15 minutes: you review the lead report and flag the two agents who have not replied yet. Friday, 5 minutes: you ask a happy agent for an introduction to someone in their office.

That is about 35 minutes a week for the whole program. No design requests. No invoice chasing. No "can you resize this for Instagram" emails.

How to Pitch the First Agent

Skip the slide deck. Call or text with one sentence: "I want to run a free test ad on your next listing with our name in small print at the bottom. Can I pick one this week?"

Notice what you did not say. You did not say "partnership program." You did not say "co-marketing agreement." You made one small ask that costs the agent nothing and takes 2 minutes of their time. If the ad performs, the second conversation sells itself. If you want a template for that first test, read The One-Listing Test.

Budget Math Your Owner Will Ask For

Run the numbers before the meeting. Five agents, one listing ad each, $300 per month per agent is $1,500 in ad spend, plus the platform fee. If your company covers a fair share and each agent covers theirs, your out-of-pocket cost is a fraction of that.

Now compare it to what you spend today on sponsorships, swag and lunches for those same 5 agents. Most title companies find the ad budget is in the same range and produces something they can actually count: views, leads and a list of conversations they would not have had otherwise.

What to Track

Keep the scorecard small. Four numbers are enough:

  • Active agents with a live ad
  • Leads delivered per agent per month
  • Cost per lead
  • Files sent to you by agents in the program versus the 90 days before

The last number is the one your owner cares about. Do not promise it will move. Track it honestly and let the data tell you whether to expand.

Where Title Reps Get Stuck

"My agents will not want to be bothered." They are bothered by ad agencies, by monthly invoices, by logins. A one-listing test with no setup on their end is not a bother.

"I do not know ads." You do not need to. The system writes the ad, targets the area, and shows the results in plain numbers.

"What if one agent gets jealous?" Offer the same program to every agent on the same terms. Consistent, documented, fair. Your compliance officer will like it, too.

Your Next Step

Pick 5 agents this week. Write down the 5 names before you close this tab. Then see how a branded platform for your title company works: walk through the title company platform and book a demo when you are ready to launch your first listing ad.
